why 2 elements? with 12k btu/h (3500 watts), we can heat 12k/480(110-60)=0.5
gpm from 60 to 110 f. h&r (800) 848-8001 http://www.herbach.com sells new
tm93hvc2527 3500w 240 vac chromalox immersion heaters for $6.95. how can we
combine this with a greywater heat exchanger?

nice. how can we control it? grainger's $215 4rc68 flow switch might work,
but it's expensive and only handles 3.7 amps with no temp control. can we
turn it on with an occupancy sensor? would we get steam whenever a standard
$10 water heater thermostat cycles, if it's screwed to a railroad tie plate
welded to the pipes? or if we suddenly stop the water flow? that might be ok.
